Due
Diligence
Alliance can
provide phase I and II ESA’s in a timely cost effective
manner. Below are a few
examples of our team in action:
Major
Oil company 1:
In 2000 Alliance conducted Phase I Environmental Site
Assessments and Phase II
Environmental Site Investigations for 27 sites in Virginia
and West Virginia. The client was
in the process of purchasing another oil company’s assets in
Virginia and West Virginia.
Settlement on the purchase was scheduled for December 31st,
2000. In November 2000,
Alliance mobilized three field crews and successfully
gathered all appropriate information to
allow for the smooth transition of ownership at the
settlement table.
Major
Oil company 2 - Scope of work:
-
Develop work
scope and budget to quantify the current environmental
setting of gasoline stations before the property transfer of
sites. The final work scope had to satisfy both the buyer
and the seller in the $300,000,000+ real estate transfer
deal.
-
Complete phase I
and II environmental site investigations for 118 sites in
Delaware, Maryland, Washington D.C., and Virginia.
-
Report above
standard soil and/or groundwater sample data (case opener)
to appropriate state agencies within their applicable
timeframes as per the scope of work.
-
Complete
fieldwork and report by April 2004. Began developing the
work scope on January 30, 2004. Fieldwork began February 10,
2004 and was completed by March 25, 2004. Thirty-two
workdays at an average of 4 sites per day completed.
-
Complete an
estimate of the environmental liability for all 118 sites.
PA Non –Profit:
Provided site assessments, historical research and
environmental sampling for multi-home redevelopment in an
affordable housing project. This type of work is a precursor
for non-profit agencies to fulfill their due diligence
requirements in order to obtain local, state and federal
funding. The work included inspections of the residences,
review of city archives, asbestos sampling, radon testing,
lead paint inspections, regulatory database review and
property history summaries. The final work product is
structured similarly to the American Society of Testing and
Materials (ASTM) Standard Practice for Environmental Site
Assessments.
